Do I need a HIP?

Any property which is being marketed for sale requires a HIP.

Even if you have been marketing the property continuously throughout this time you should consider having a HIP to offer your buyer so as not to advertise the fact that your property has taken a year to sell.

The other common exceptions i.e where a HIP is not required are:

- Park Homes
- Mixed use properties e.g shop and living accommodation above or a farm

What is a HIP?

A Home Information Pack must contain the following elements:

Index
Sale Statement
Evidence of Title and Plan
EPC
Local Search and Water and Drainage Searches.

Index
As it suggests this is an ‘at a glance’ confirmation of what is included in a particular HIP.

Sale Statement
This is a summary of required information in a prescribed format.

Evidence of Title and Plan
Where the property is registered this will consist of office copy entries and an official plan obtained from the Land Registry.
